The rent-algorithm ban wave
The catalyst
On July 20, 2026, New Jersey's governor signed the FAIR Act — Forbidding the Algorithmic Inflation of Rent — banning rent-setting algorithms that pool nonpublic competitor data: occupancy, lease-end dates, exact pricing. RealPage and Yardi are named in nearly every piece of coverage. Landlords get roughly 11 months: the law takes effect July 1, 2027.
It's not one state. The same move is already signed or advancing in New York, Portland, Rockville MD, and Montgomery County. The NJ Attorney General has separately filed an antitrust suit against RealPage and ten of the state's largest landlords; a Greystar-led group of 26 firms already paid a class-action settlement. Six days after the FAIR Act, New Jersey banned "surveillance pricing" generally. Algorithmic-pricing regulation is compounding.

0 of 20 keywords pass the money gates. SERPs are OPEN — but the volume isn't there, and the incumbents (Rentometer, RentCast, Zillow) already own public-data comps. They were never what the law banned.
Meanwhile the demand check came back LIVE: ten active "how do I pull rent comps" threads across five subreddits, and 4M+ summed views on page-one YouTube comps videos. Buyers ask peers, not Google. That combination — live community demand, no search channel — is a distribution game, not an SEO game.
What to build (or why not to)
Don't build the compliant rent-comp tool. It already exists, several times over, and none of the incumbents are banned. Where the money actually is:
1. Positioning catalyst for existing proptech. The first public-data comps vendor to claim "the compliant alternative" across four states gets the press slot free. That's a marketing-intelligence sale, not a build.
2. Compliance-audit demand. Mid-size property managers have an 11-month statutory audit clock, and "what landlords must audit" is already how the coverage phrases it. Service-shaped, outreach-sold.
3. The watch trigger. California and Washington bills are already on our watchlist. At ≥6 states with distinct effective dates, a 50-state compliance-tracking product clears the gates. We're watching.
